What does it cost? I price each job individually , price depends on room size,condition of floor etc,but start at £20 sq/m for light sanding only .Heavily blacked or painted floors, or floors with a black border cost more as they are more labour intensive and use more sanding belts. My prices are competitive, I do not charge VAT, I take pride and care in my work, respecting your home, I don't do "rush jobs" or "cheap jobs",I am a professional tradesman that offers a professional service with high standards and quality workmanship. There is a lot of work in sanding a floor to a professional standard of finish, and my standards are very high.
Is it noisy? Yes!
Is it dusty? Very little, I use the latest dust free German made LAGLER sanding machines, and try to keep dust to a minimum by frequently hoovering up. The machines I use are 95% dust free and not available from Hire shops.
Do you move furniture, carpets,wiring or appliances? No,you will have to do this prior to sanding.Rooms need to be completely clear of furniture as I do not sand around items or move items.
How long does it take? I take pride in my work and don't make shortcuts, generally a room of 12 x12 (4mx4m) will take two days to sand fully, and varnish with floor varnish. First I remove any loose tacks and staples by hand, then the floor is hoovered to remove any debris, then I sand the entire floor at least three times with a Lagler dust free belt sander using different grits of sand paper. This provides a very smooth finish, I then sand all the edges three times with an orbital sander, followed by all corners with a Fein delta sander. I hand finish around pipes with a tungsten scraper. The floor is then varnished with Bona lacquer. A lot of companies providing cheaper services cut back by using inferior cheap varnish, poor sanding techniques, and do not do the fine detail work essential for a superior floor finish.My finish is my reputation as can be seen from the photos of the work I have done on my site.Floor sanding is an acquired skill requiring experience and knowledge.
Do you remove carpets ? No, you would need to do this prior to work or a quotation
Do you sand stairs? No, I do not sand stairs
Do you sand hallways? Yes I do, but there is a minimum charge of £500 if a stand alone job as they have to be done by hand which makes them labour intensive
Do you offer discounts? If you want three + rooms sanded and varnished I will price it accordingly :-)
Do I need to clear the room for sanding/varnishing? Yes you will need to clear the room of carpets and all furniture before sanding commences. You can place back heavy furniture 72hours after last coat of varnish.
Do you sand/varnish parquet floors? Yes I do! I use a special fine finisher which is essential on parquet floors to provide a high grade finish See my other company site www.parquet-floor-sanding.co.uk
Are you Insured? Yes I carry full public liability insurance.
My Floor has a black border or is black all over, can it be removed? In older properties it was typical to place a carpet in the center of the room and paint the border black. This finish is Bitumen (tar) based and extremely difficult to remove as it soaks into the gran of the wood and heats up and melts when sanded due to the friction created by the disc/belt. It can be removed with a lot of effort and a lot of belts!, therefore it costs more in both labour and materials and carries a surcharge depending on difficulty. This will be discussed with you when I inspect your floor. In 99% of cases I can removed this finish and make the floor suitable for staining/varnishing.
Do you Sub Contract work or work for Sub Contractors? The simple answer is no, I do all the work myself thereby ensuring quality to my standards, I do not work for sub contractors
When do you want payment? A 25% cash deposit or £250 (whichever is the greater) is due on the day I start work with the balance of the Invoice being payable by bank transfer on the day I finish upon presentation of the invoice
